The Process

For many of you this will be your first time instructing an Architectural firm and planning major works to a property, we have provided the following guide to show the process and how ST Architecture and Design will work with you to achieve your ultimate property goals.

Initial Consultation

ST Architecture and Design offer free site consultations where we will view your property and discuss with you the proposal. A quotation will usually be issued within 1 working day. This quote will be valid for a period 30 days.

Acceptation the Quote and the Survey

Once the quote has been accepted, a survey of the property shall be arranged. This will usually take 1-2 hours depending on the size of the property, and access will be required to all the rooms, roof space and void space. Should access to the property be difficult, this will be discussed whilst on the initial consultation.

First Draft

The first draft will be issued within 3 weeks of the survey, unless stated otherwise at the survey. The invoice shall be issued with the first draft, which is payable within 5 working days. These drafts remain the property of ST Architecture and Design Ltd until the commission is completed and the account settled in full.

Amendments

Further minor amendments may be made to the drawings after the invoice has been settled.

Planning Submission

Once you are happy with the plans we will submit them to the local authority for planning approval. The fee for the local authority is paid directly to them and are not included within our fees. We will, on your behalf, engage with the authority council and make any relevant minor amendments required to help gain approval.

Building Regulations

Once planning approval has been granted, the next stage is the building regulations. A quote shall be provided, if it has not already been done so. A 25% deposit is required for the commencement of the Building regulation drawings.

Building Control

The final approval that is required is from Building Control. This can be via either the local authority or a private company. The options shall be discussed with you at the time. ST Architecture and Design will submit the drawings into Building Control and any amendments that are required to help gain approval are included within our fee. Building Control will quote separately for their fees.
